Why Spearwood is a termite hotspot

Much of Spearwood's housing was built between the 1950s and 1970s, before modern termite management systems were required under Australian Standards. • Your building inspection is not a termite inspection. They're two separate reports, and most standard pre-purchase building inspections explicitly exclude pest activity.
• If the previous owner had a termite warranty or treatment, it does not automatically transfer with the property. Check the paperwork and speak to the treating company.
• Older Spearwood homes — 1970s and earlier — typically have no termite management system at all. Any protection relies entirely on ongoing inspections and early detection.

2. Locate and review any existing termite management records — treatment certificates, warranties, or barrier install documents.
3. Clear conducive conditions — remove timber stacked against the house, clear old retaining wall timbers, fix leaking taps and aircon overflow, ensure weep holes are clear, and avoid garden beds built up against the slab.
4. Schedule annual inspections — this is the single most important thing you can do to protect your investment.
